Drywall Costs in Waterloo (2026)
Planning ranges for drywall work in Waterloo in 2026, and a plain account of why a turnover, a condo ceiling and a basement are priced on completely different things.
Drywall is priced by what happens around the board. A dozen patches in an occupied student house, a ceiling in a condo tower with elevator bookings and corridor protection, and a bare basement with eight duct drops are three different jobs with three different cost drivers, and none of them is the number of sheets. The ranges below are for planning; the real figure follows a site visit and comes in writing.
Planning ranges
- Small repairs (a door-knob hole, a few nail pops, a short crack): most fall in the $150โ$450 range as a two-visit job. A turnover with a dozen patches done together brings the per-item cost down considerably.
- Skim coat to Level 5 over a tired wall, primed: roughly $1.50โ$3.00 per square foot of wall, depending on how rough the surface is.
- Water-damage replacement (a section of ceiling or wall cut out, cavity dried, re-boarded, finished): roughly $400โ$1,500 depending on size, access and whether insulation and vapour barrier are involved. Condo work tends toward the top because of access and building rules.
- Board, tape and finish to Level 4 in a basement or addition: roughly $2.50โ$4.50 per square foot of wall and ceiling surface, with bulkheads and drops pushing toward the top.
- Level 5 skim added to new work: typically $1.00โ$2.00 per square foot of surface, applied only where the room needs it.
- Finishing only (board hung by others): roughly $1.25โ$2.50 per square foot.
- Soundproofing a shared wall (resilient channel, cavity insulation, second layer of 15.9 mm board, sealed, trim and outlets extended): commonly $12โ$25 per square foot of wall, with ceilings higher. Flanking fixes are quoted separately.
- Fire-rated ceiling for a second unit (Type X board, boxed penetrations, inspection sequencing): commonly $1.00โ$2.50 per square foot more than an ordinary ceiling in the same basement.
- Stipple ceiling removal, scrape and skim to Level 5, primed: roughly $3โ$6 per square foot after a clean asbestos test; an overlay with new board commonly $4โ$7 per square foot.
- Asbestos lab test of a texture or compound sample: typically under $100 per sample.
These are 2026 planning figures for Waterloo and the surrounding region. They assume ordinary access and a clear room, and they are not a quote.
What moves the price, in rough order
- Occupancy and access. A furnished, occupied unit with rooms sealed off and dust controlled takes longer than an empty one. A condo adds building hours, elevator bookings and corridor protection.
- Bulkheads, boxes and drops. The biggest variable in any basement.
- Finish level. Level 5 is more coats and more sanding over the whole surface. Worth it under raking light and dark paint; wasted in a utility room.
- Demolition and disposal. Taking out old board or panelling, sorting the gypsum from everything else so the Region's drop-off charges it as a sorted stream rather than mixed garbage, and hauling it. The Region lists drywall at $120 per metric tonne as of April 2026 with a minimum fee per load; mixed loads are charged at the highest rate in the load.
- Soundproofing scope. The wall itself is predictable; the flanking fixes โ sealing the top plate in the attic, dealing with back-to-back boxes, treating a shared duct โ are what vary.
- Fire-rated assemblies. Type X board costs more, the boxing is slower, and the inspection sits in the schedule.
- The cause. A leak or a moisture problem fixed before the board goes in is its own line, often another trade's.
How the quote should read
A drywall quote worth accepting names the board type by room, the finish level by room, the boxing and bulkheads included, whether demolition, disposal and priming are in, how a shared wall's flanking paths are being handled, and what happens if something unexpected is behind the old wall. A square-footage number without that is not comparable to anything.
Frequently asked questions
What does a student rental turnover cost?
It depends entirely on the list. A handful of patches and priming is a modest two-visit job; a dozen patches, a skimmed wall and a re-boarded bathroom ceiling is several days. The first visit produces the list and the written number, and grouping everything into one call is how the per-repair cost comes down.
Why is a condo repair more than the same repair in a house?
Access and rules. Elevator bookings, corridor protection, restricted hours, steel-stud fastening, fire-stopping at penetrations and carrying material up in loads rather than sheets all add time. The hole is the same; everything around it is not.
What does soundproofing a shared wall cost?
As a planning range, channel, insulation, a second layer of board and sealing on an ordinary wall lands in the low tens of dollars per square foot. What moves it is the flanking work โ attic, boxes, ducts โ and whether the ceiling is included. The site visit sorts that out.
Is Level 5 worth the extra?
Where light rakes across the wall, where the paint is dark or glossy, or under a run of pot lights, yes. In an ordinary bedroom with flat paint, no. It is priced room by room for that reason.
Does the quote include the permit or the rental licence?
No. The permit is applied for by the owner or their agent and the City's fees are separate, as is the rental licence. What the quote includes is building what the drawings call for and scheduling around the City's inspections. We do not start permit work before the permit is issued.
Do you charge for the site visit?
No. The visit and the written quote are free. We do not give a firm number over the phone for a basement or a unit nobody has seen, because the drops, the moisture and the list of repairs are the price.
